After a long journey of 15 years, 3700 master plan, which borders the local old airport in north of Tel Aviv was approved Located in an open landscape the last remaining empty land of sand dunes in the city is planned as "Tabula Rasa".

The location, which lacks of any past and carry multiplying owners, turned the program to almost impossible. Moreover, in view of the time elapsed, since the design process started, it turned to almost irrelevant. Nevertheless, we find in the many restrictions to the new design some great opportunities.

The detailed plans were distributed among five renowned architectural firms. Our office has received the southern compound of the master plan, the area where the most severe restrictions apply to noise and height, in the closest proximity to the airport. The proposed design is a simple grid, allowing maximum flexibility for today and tomorrow, in the expectation that the evacuation of the airport will affect significantly the removal of the site constraints.

Grid

The proposed grid enables to move freely from anyplace to anyplace, on foot, by bike or by car. The grid will be oriented east to west to allow maximum interface of the neighborhood with the sea and the breeze.

Block

The block will comprise a neighborhood of small plots of 1-2 hectares. Each block will be about 200 meters long and 80 meters wide. In each block will be sited a public tile contains public buildings or parks and gardens for the residents.

Ground floor

The ground floor facades will be visually opened in all projects. They could inhabit shops, public uses, galleries, cafes, offices and clinics that serve the public. The ground floor facade will be an integral part of the sidewalk with no disturbances or changes in levels between the public sidewalks and the facade.

Typical floor

Each lot can accommodate all different kinds of typologies, provided they are facing the street in a plot line 0 including balconies. The textured alternative This typology will be built on each parcel separately and resemble the existing structure in the heart of Tel-Aviv, buildings of four to six floors.

Urban alternative

This typology of buildings will allow longitudinal internal relationship between the structure and itself and to one adjacent structure. This alternative can be tracing common areas for tenants, apartments with roof and mixing the program. Mixed uses The program encourages mixed uses mainly Live & work. The new district of Tel-Aviv will be a focal point for young people who want to pursue creative city life beyond the Yarkon River.
